Read MorePatio Homes for Sale in Scottsdale, AZ: Discover Affordable Luxury Living
Explore the finest patio homes for sale in Scottsdale, AZ, where affordable luxury living meets the perfect blend of style, comfort, and convenience. Are you in the market for a home in Scottsdale that’s located in a friendly neighborhood with plenty of living space and a small, low-maintenance property? Patio homes in Scottsdale, AZ could be the perfect fit for you! But what is a patio home, you may ask? Similar to a townhome, patio homes are smaller, single-family residences in a community setting with their own private, low-maintenance lot. While condos and townhouses are commonly at least two stories high, patio homes usually range from one to one-and-a-half stories. They are a variety of single-family homes that many homeowners gravitate to because of their low price point, small footprint, and limited maintenance. Though most are one-level living, a few may have guest rooms on a second floor. There may also be an option for you to have a small, private pool, but there’s generally a heated community pool within the neighborhood. This makes locking up and leaving whenever you’d like extremely convenient! Another perk is that while a condo owner tends to only own the interior of their home and not any shared exterior spaces, a patio homeowner typically owns their home, the lot it sits on, and other exterior structures on the property. An HOA (Home Owners Association) is in place in these communities as well, which can be a blessing for you not to have to worry about a thing. The HOA makes and enforces rules for its properties based on shared interests with its community residents. In doing so, they ensure that the homes and surrounding neighborhoods maintain a certain standard of upkeep, appeal, safety, and comfort. Not only do HOAs provide you with great amenities and reduce your responsibilities, but they can also increase the value of your home significantly if you choose to sell it in the future. The biggest downside, as with townhomes and condos, is that your new home will share a foundation and at least one wall with your neighbors since it’s attached to other patio homes. If this isn’t a problem for you, then the benefits of owning a patio home certainly outweigh the slight drawbacks. Patio homes in Scottsdale continue to increase in popularity, and they’re a wonderful option if you’re looking for a winter getaway without the excess space and maintenance of a house. Are you sick of harsh winters keeping you indoors? Are you a person that wants to get away and spend your winters in the beautiful climate of Arizona? A patio home may be the perfect option for you! Here in Scottsdale, we have an abundance of cozy patio homes located in quaint areas and surrounded by golf courses, walking paths, and green belts within close proximity to anything you can dream of doing. Buying patio homes in Scottsdale may be the right fit for you, and there’s an excellent variety for you to choose from that can suit your lifestyle and needs.

Read MoreShould I Downsize to a Luxury Home in Scottsdale, AZ? | Benefits of Downsizing and Scottsdale Retirement Areas
Thinking about downsizing to a luxury home in Scottsdale, AZ? Discover the benefits of elevated living in one of Arizona's most sought-after locations. Are you curious to know how to downsize To luxury In Scottsdale, AZ, and if it is a good fit for you? Did you know that the average person has way more houses than they need in their lifetime? This causes stress with maintenance, upkeep, and lifestyle. You should be living as freely as possible in retirement, but that’s harder to do when you’re still responsible for a large family home. DOWNSIZE TO LUXURY IN SCOTTSDALE, AZ Have you ever asked yourself… Should I downsize my home into something with less clutter and space? I’m sick of driving so far to everything! How do I move closer to the action?! Can I afford to move into something more luxurious? If so, here’s why downsizing to luxury at a reasonable price might be a good fit for you. DOWNSIZING DOESN’T HAVE TO BE UNCOMFORTABLE Most retirees are hesitant to downsize because their current home is comfortable, familiar, and full of so many beautiful memories. But the truth is, staying in your large family home well into retirement can become costly, stressful, and even restrictive down the road in terms of mobility. Downsizing is a savvy strategy that can help you simplify your life, shrink your financial responsibilities, and give you the freedom to spend more time doing the things you love. If the thought of a big move in your life right now doesn’t necessarily excite you, that’s okay. Change is scary, and it’s important for you to weigh out all of the factors that will help you to determine if downsizing is right for you. Retirement is an exciting new chapter in your life, and you deserve a comfortable happily ever after. Downsizing may be just the fresh start you need to make the most of your golden years! IMPROVE YOUR SAVINGS & YOUR LIFESTYLE IN AS LITTLE AS 30 DAYS! Even if your mortgage is paid off, there are still considerable costs that come with owning more space than you need. A significant decrease in square footage and/or relocating to a new community can save you money on energy bills with less space to power and keep cool, a smaller yard to maintain, and less time and fuel dedicated to getting where you need to go. From utilities and taxes to maintenance and repairs, living in a smaller home means less financial obligations and more time for yourself. Reducing these costs can go a long way towards improving your lifestyle and putting more money in your pocket. SOME PEOPLE STRUGGLE IN THEIR OLD HOMES AS TIME PASSES If you or your spouse have any issues with mobility, a larger two-story home is probably not suitable for retirement. Climbing up and down a set of stairs might seem like second nature, but doing so can become rather difficult with age. A home that may have suited you and your family 20 years ago might become more challenging and potentially hazardous as time passes. Smaller homes are easier to manage and maneuver, and downsizing can provide you with the opportunity to choose a home with greater accessibility. That means you’ll be able to age in place and experience a better quality of life. BETTER SPACES FOR YOU & YOUR GUESTS One of the fears people have when moving into a smaller home is losing space to entertain family & friends. When you move into a downsize to a luxury home you end up with much better space for entertaining. When downsizing from an older suburban home to a single-story luxury home in Scottsdale, many people find that their quality of life improves significantly. You will be able to have all of the comforts that you desire without the added space and headaches. All for a great price! BUT, WHAT IF I’M AFRAID TO SELL MY FAMILY HOME? Parents often find that there’s less need to maintain a large home after their children grow up and move out on their own. At this point, there’s no longer a need for the extra rooms and the inevitable expenses that come with owning a larger home. However, saying goodbye to a home full of memories is not an easy decision to make, even when it makes the most sense financially. It’s human nature to want to cling to the comfort, nostalgia, and warmth that your current home brings, but as life marches on, it may be worthwhile to downsize into a smaller home that better suits your needs. Remember that your memories are yours, and they will come with you wherever you go. Downscaling your living needs can be a positive experience that will give you the freedom to grow and start making new memories in a home that embraces where you are today and where you’ll be tomorrow!

It is less crowded than a lot of the nearby trails due to its difficulty level, featuring steep, narrow, and rocky trails with the majority of this hike being done uphill. If you’re up for a bit of a challenge, this hike is perfect for its scenic views of Fountain Hills, Camelback, Superstition Wilderness, the 4 Peaks Wilderness, and the entire McDowell mountain range. There is free parking at this trailhead, but the parking lot is small and rather limited. Fortunately, there is an overflow parking lot available a couple of blocks down the street. There are also water fountains for you and your pup, but no restrooms at this location. Address: 12101 N. 145th Way, Scottsdale, AZ 85259 Wake up extra early for a beautiful sunrise. Nobody said that dog-friendly hiking in Scottsdale had to be early. MARCUS LANDSLIDE TRAIL If you’re looking for dog-friendly hiking in Scottsdale with beautiful views, then this is for you! The Marcus Landslide Trailhead is located in the southern portion of the McDowell Sonoran Preserve, leaving from Tom’s Thumb. The trail is around 4.1 miles long, including the optional .7-mile loop, and has a smooth surface with no loose or jagged rocks. The Marcus Landslide trailhead is located in the upper left corner of the same parking lot that serves the Tom’s Thumb trailhead (again, keep in mind that there is no water available and you will have to bring enough for you and your dog). This trail is best for hiking between March and October, but be sure to visit in the Spring when all of the beautiful wildflowers are in bloom. There are also small detour trails along the way throughout this remote area to stop and check out many interesting rock formations, including mushroom rocks, boulders, and a granite landslide. Address: 23015 N 128th St, Scottsdale, AZ 85255 THE ARIZONA CANAL TRAIL The Arizona Canal trail is a very long, multi-use trail with well-maintained paths that seem to go on forever. The trail is paved at times and not at others, but is flat and smooth throughout, making it a perfect spot for an easy walk or even some long-distance running with your dog. There are also long sections of the trail without any traffic lights or roads to cross, which is a plus. Some parts of the canal tend to get crowded with lots of people walking, running, or riding their bikes, but overall, it’s a great trail. Some of the businesses along the Arizona Canal trail welcome dogs if you’d like to stop have a bite to eat. There are also bathrooms at one of the parks near the Arizona Falls, with water fountains along the way. Parking is available at the Silverado Golf Club at 7605 E. Indian Bend Road Scottsdale, AZ 85250. Address: 6630 E Indian School Rd, Scottsdale, AZ 85250 Thanks to my friend, Cheryl for letting me know about this location for dog-friendly hiking in Scottsdale. PEMBERTON TRAIL If you’re interested in taking a challenging hike with your pup, visit the 15.3-mile-long Pemberton Trail to enjoy gorgeous views of the McDowells and the Four Peaks. This well-maintained trail is the longest in McDowell Mountain Park, which has varied terrain with some dips and inclines and a long loop that gets a bit rocky towards the end. This trail is open from March to October, and you can access it from the McDowell Mountain Regional Park or through the Marcus Landslide Trail starting at Tom Thumb’s trailhead. There is a $7 entrance fee per vehicle to get into the park, which has bathrooms available. Do keep in mind that there are no spots along the trail to refill your water, so be sure to bring an adequate supply for you and your pup to stay well-hydrated. Address: 16300 McDowell Mountain Park Dr, Scottsdale, AZ 85250

Read More6 Simple Ways to Boost Your Scottsdale Home's Value Today
Discover 6 simple and effective ways to add value to your Scottsdale home, from curb appeal upgrades to smart interior enhancements that can boost your property’s marketability. Whether they’re looking to upgrade, downsize, or move to a new neighborhood, many people reach a point in their lives where they begin to consider the possibility of selling their home. But how do you add value to your home? Since we all want to get the most bang for our buck, this stage usually starts with thinking of different ways to increase the value of your home. The issue is that sometimes you don’t know where to start or what improvements to make since not every upgrade or modification made is guaranteed to increase your home’s value. As real estate experts, we understand the significance of this issue and are here to share everything you need to know about adding the most value to your home. Let’s get started… 1. REFRESH YOUR HOME WITH NEW PAINT It may seem like an obvious way to revamp your space, but many people tend to overlook and underestimate the power of a fresh coat of paint. If you’re considering not only refreshing your walls but also trying out new colors, we recommend choosing neutral tones such as white, grey, beige, or lighter shades of blue or green. Subtle colors help create a welcoming space that potential buyers can picture themselves living in without being distracted or deterred by your personal style. This is an easy way to add value to your home fast. 2. MAKE YOUR ROOMS APPEAR LARGER WITH MIRRORS The easiest way to add value to your home is to add more space, right? Of course! But building additional space is expensive and takes time! If you’re renovating a smaller house with the intention of making it look bigger, a fantastic way of achieving this is by hanging some mirrors. This is a relatively cheap technique that takes little to no effort, but it can make a huge difference by adding more depth and even brightening up a room. 3. PAY ATTENTION TO YOUR KITCHEN AND BATHROOM Two of the most important rooms in your home are the kitchen and bathroom. Prospective buyers pay close attention to these two rooms since they are often the most expensive to renovate. Suppose you don’t have the resources to make a complete renovation of your current kitchen or bathroom. In that case, there are several inexpensive ways to increase your home’s perceived value, such as changing toilet seats and replacing showerheads in your bathroom, or repairing appliances and changing cabinet doors in your kitchen. 4. REMEMBER THAT FIRST IMPRESSIONS MATTER Put yourself into the shoes of a prospective buyer and try to visualize visiting a house you’re interested in. The first impression is something that will decide how you perceive the whole home. The first thing that a prospective buyer will see is your lawn and the front of your home, so be sure to keep it maintained. In some cases, we recommend changing the front door of your home. If the door isn’t in a bad enough condition to warrant replacing it, it may still be beneficial to repaint it to appear more fresh and inviting. 5. PRIORITIZE CURB APPEAL WITH LANDSCAPING We already mentioned that it’s important to maintain your lawn, but just keeping your grass cut is usually not enough. Landscaping is one of the easiest and most affordable ways to increase your home’s value. Adding a tree, a stone path, or some beautiful flowers to your front yard makes the first impression much better for prospective buyers. 6. POWER WASH YOUR HOUSE Taking the time to deep clean the inside of your house before selling it should be a given, but have you also considered power washing the exterior? You can use a power washer to remove any dirt or grime and boost your home’s curb appeal by keeping it sparkling clean on the outside, too. HAVE A PLAN IN PLACE TO ADD VALUE TO YOUR HOME Please keep in mind that if you plan to renovate your home to sell it for the highest price possible, it’s crucial that you keep track of your finances and create a budget for these improvement costs to ensure that you receive the best return on your investment. A common mistake that people make is not having the proper discipline to stick to a budget and plan when making improvements to their homes. Renovation costs can add up quickly, and if you’re not careful, you can risk wasting a lot of time and money. While adding value to your home can seem like a difficult and expensive task, there are plenty of simple and affordable ways to get the job done. If you’re interested in learning more, do not hesitate to reach out so that we can help you feel confident about getting the most value for your home. Discover the key features to consider when searching for a luxury condo in Scottsdale, Arizona, from premium amenities to breathtaking desert views. The trend of city living in a luxury condo in Scottsdale, Arizona has grown significantly over the last few years. Many individuals–especially young professionals–are looking for homes that will provide them with a modern lifestyle in a convenient and secure environment. The decision to own a luxury condo comes with several benefits, including high-end amenities, little to no maintenance, and a sense of community living. However, not all condos are created equally. If you are planning to buy a luxury condo in Scottsdale, Arizona, there are several factors that you need to consider to ensure that you purchase a space that best suits your needs and lifestyle. Scottsdale, Arizona is a vibrant city that continues to transform in terms of modern living, as evidenced by the numerous condo development projects coming up in this region. There are many luxury condos in Scottsdale, AZ for sale that buyers can choose from. Choosing the best luxury condo in Scottsdale, Arizona can be overwhelming. We have prepared a simple checklist guide that can help you understand what to look for. 1. CONDO LOCATION Like with any other property, location is key when buying a luxury condo in Scottsdale, AZ. The area you live in often determines the kind of lifestyle you will experience, your proximity to work, and your accessibility to nearby social amenities. The city of Scottsdale is beautiful and expansive, comprising many different neighborhoods to choose from. A knowledgeable and experienced local real estate agent will be able to help you view some of the best luxury condos in your favorite locations. 2. COMMON AREAS AND AMENITIES Common areas and social amenities are what makes a luxury condo community unique. Before you settle on a particular condo development, ensure that you have checked into what kind of amenities and common areas are provided. If you have a family, you may want to choose a luxury condo in Scottsdale with a children’s playground or recreational space that you can enjoy together. Other common areas and amenities that you might want to look for are a swimming pool, fitness center, outdoor spaces, designated pet areas, and maybe even a community center or facility that you can rent for parties and other events. A condo development that has organized social events such as pool parties, kid’s play days, book clubs, or other outdoor activities can also give you the chance to interact and connect with your neighbors. 3. MODERN APPLIANCES For the best experience, always go for luxury condominiums with upgraded appliances such as the latest microwaves, refrigerators, dishwashers, washers and dryers, and other high-end fixtures. Ensure that the appliances you can not live without are included, but if you are willing to add or upgrade something in particular on your own, make sure that you at least have the available space to do so. 4. SECURITY SERVICES Security is another crucial factor to consider when buying a luxury condo. Is the condo development located inside of a gated community? Does it have 24-hour security guards and video surveillance? When you ask such questions, you will better understand what communities are best for you. A good luxury condo is one that has 24-hour security and surveillance, well-lit outdoor areas and parking spaces, and some type of reliable access control in place that prevents any excess foot traffic of non-residents. 5. ADEQUATE STORAGE AND CONVENIENT PARKING Due to the fact that, as a condo owner, you will not have your own basement or attic, and a private garage is not likely to be included, it’s best to choose a luxury condo that has adequate storage space for all of your belongings. For a person who requires more space, an ideal condo should have large and spacious closets, kitchen cabinets, and bathroom storage areas. In addition, convenient on-site parking to accommodate your vehicle and any visitors you may have should be provided. 6. ENQUIRE ABOUT THE CONDO’S HOA FEES Every luxury condo in Scottsdale, AZ comes with its own homeowner’s association fee. Every homeowner in the condo community contributes to this to cater for regular maintenance, upkeep, security, and property insurance. Fees vary from one condo development to another, but they’re all typically billed either monthly, quarterly, bi-annually, or annually. Be sure to ask your real estate broker for a breakdown of the association fees in your desired luxury condo community before you make your final buying decision. 7. UNDERSTAND CONDO ASSOCIATION RULES Like association fees, each luxury condo development in Scottsdale, AZ has its own set of rules governing the dos and don’ts for anyone living in the community. If you’re a pet lover, you will need to make sure that pets are allowed in the particular luxury condo development that you’re interested in. Buying a luxury condo in Scottsdale, Arizona is a great decision. If you take the time to choose your property wisely, you will be able to enjoy living in a home that provides you with a luxurious low-maintenance, urban lifestyle. Read More"Why Buy a New Home in Scottsdale in 2024? 7 Top Reasons for Homebuyers"
Discover the top 7 compelling reasons why purchasing a new home in Scottsdale in 2024 could be your best investment yet, from booming real estate trends to luxurious living options. When you purchase a new home, you want to make sure you’re in the right area. Scottsdale is an oasis on the outskirts of the rough and tough Sonoran Desert. Scottsdale marries the rugged feel of the Wild West with the cosmopolitan appeal of the big cities. A suburb of Phoenix, Arizona’s state capital, the city is far enough away to avoid the noise and congestion of heavy urban traffic while close enough to an array of luxurious amenities to make your life here exciting yet serene. So, why buy a house in Scottsdale compared to everywhere else? Homeowners who are young couples or budding families often have the same concerns they want a new and vibrant neighborhood, top-notch education for their kids, convenient places to shop, amazing outdoor areas to explore, a thrilling nightlife, and proper security to ensure their safety. If you’re a golfer, look no further, as over 200 golf clubs will let you polish your skills on some of the poshest country clubs in the country. Scottsdale has all of this on offer, and that’s why homeowners are flocking to this majestic suburb. Let’s go over why buying a house in Scottsdale in 2022 is the best investment you can make. 1. SURGING HOME VALUES As one of the hottest suburbs in the southwestern United States, Scottsdale is a firm investment whether you plan on living here long term or investing in the short term. The median sale price of a home is only $630,000, which is a 21.3% increase over the previous year. That shows an abundant amount of demand in the area, but also means prices won’t stay low for much longer. Accordingly, the median number of days homes here stay on the market is only 45 days. Imagine having to suddenly move with your family due to job relocation or other reasons, and being able to sell your home in less than 2 months! This gives homeowners here a strong assurance that their investment will only bear fruit in later years. 2. TOP EMPLOYERS BRINGING TOP EMPLOYEES World-class companies call Scottsdale and nearby cities their home. Top employers include such large and reputable companies such as Mayo Clinic, which is the #16 best hospital in the country, General Dynamics, a global aerospace and defense company with revenues of over $36 billion, Go Daddy, a tech leader in domain name registration and web hosting, and the Vanguard Group, a multibillion-dollar investment advisory company. Obviously, if some of the country’s largest companies choose to build a satellite company here, it has ideal conditions for its employees, and by extension, homeowners. That means not only can you be employed by a top company, but in your day-to-day life, you’ll be meeting well-educated people who are interesting to talk to. There is also a wide range of businesses in virtually every industry operating out of Scottsdale. The possibilities for employment and socializing are truly endless. 3. GOLF HEAVEN Whether you’re a budding amateur or a seasoned pro, Scottsdale is a paradise for golf lovers. There are over 200 area golf courses for you to tee up on, beautifully landscaped for unforgettable games with family and friends. Scottsdale residents are golf crazy, so there is no shortage of shops to buy clubs, tees, attire, or get personally trained by expert coaches. Due to the desert climate, you can golf here most months out of the year, a claim which many other golfing areas struggle to match owing to cold winter months. Scottsdale is also home to the Phoenix Open, an exciting and competitive golfing tournament on the PGA Tour. 4. EXCITING NIGHTLIFE What goes on in Scottsdale, stays in Scottsdale. In other words, Scottsdale’s entertainment district is home to one of the most vibrant nightlife scenes in the state. Many of the most famous clubs are frequented by celebrities and socialites who want an alternative to the scenes in Phoenix, Las Vegas, or even Los Angeles. Clubs and bars like The Mint, WET Deck, The Beverly, Center Stage Bar, and Dierk Bentley’s Whiskey Row all have different appeals whether you’re more into an outdoor dance scene with the latest techno jams or a more cozy, live band atmosphere. Not only will you enjoy the ambiance of all the clubs in Scottsdale, but you’ll meet some of the coolest people in the Southwest while you’re there. 5. OUTDOOR ADVENTURES Just a glance at Tripadvisor’s trips and tour listings in Scottsdale will get your adrenaline rushing. From taking a fast and furious jeep, bike, or ATV tour to a relaxing sunset in the Sonoran desert, taking in the awe-inspiring views of the Grand Canyon, or experiencing the delicate flavors of local wines at the Horse County Estate and Vinyard, there is simply no end to the fun and exciting activities to do here whether alone or with your whole family. Scottsdale is also nearby to the OdySea Aquarium and Phoenix Indoor Skydiving which is perfect for the kids! 6. FANTASTIC RESTAURANTS & DINING Scottsdale has over 300 days of sunshine annually, so it’s no wonder many of the restaurants are geared to “al fresco” dining, meaning dining outdoors! That means restaurants here have lovely patios to dine in and enjoy the sights including The Canal Club, Cielo @ ADERO, and El Chorro provide amazing views, especially during sunset. Scottsdale also has some of the country’s best steaks, with steakhouses like Bourbon Steak, Fogo de Chao, J&G Steakhouse, and Maple &Ashe boasting a mix of traditional steak dishes and Mexican fusion cuisine to delight any appetite. 7. SAFETY AND SECURITY At the end of the day, security is what matters most to local residents. There’s no point buying a house and having your family live in a city where crime is rampant. Luckily, Scottsdale is one of the safest cities in the country. While not completely devoid of crime, Scottsdale’s crime rate is 15% lower than the national average, violent crimes are 58% lower than the national average and is safer than half the cities in the country. The hardworking men and women of the Scottsdale police department have been cracking down on crime, resulting in a 12% reduction year-over-year in crime for the last 5 years. That gives homeowners peace of mind that they can enjoy their life here without impediments. WANT US TO HELP YOU PURCHASE A NEW HOME IN SCOTTSDALE?
